The 3 July 2026 TB77 notice identifies Lusso Saigon as towers A1 and A2, and Lusso D’arte as tower B2 within La Pura. These are product collections within the same development. Layouts and applicable terms still need to be checked against the precise tower and apartment code.

Price premiums exclude VAT and the maintenance fund. Initial buyer funds include the deposit; lender disbursement depends on approval. Zenia/Risa figures follow the MB schedule; VPBank has a different schedule. Lusso support is capped at 20 months for the first draw and 2 months for the second. This is neither a loan approval nor a bank commitment.

Using your own funds

All three standard cash policies describe an 18-month schedule, with 15% including the deposit at sale-contract signing. Paying 70% within 30 days gives a 2.5% discount; Lusso also offers 1% for paying 50% within 30 days. Discounts apply before VAT and the maintenance fund and cannot be combined with interest support.

Compare the total cost

The same apartment can carry different cash-plan and bank-plan selling prices. Request both quotes for the same unit, with payment dates, VAT, maintenance fund and interest after support ends. Borrowing limits, term and disbursement are subject to the bank’s assessment.

Contract documents govern the final area and permitted tolerance. Apartments of the same named type may vary by floor and position. The D’arte drawing on this page is a separate example; its area cannot be inferred from these A1/A2 ranges.

Lusso’s planned amenities

A1 is described with Lusso Central Mall on levels 1–4 and a cinema on level 5. Level 20 features Aqua Sky Pool, Sky Pool Bar, gardens, fitness and yoga spaces. Rooftop plans include gardens, Sky Pickleball and BBQ. These are design descriptions, not confirmation that the facilities are operating.
